Pathein Industrial Project, PIP is being developed by Ayeyarwaddy Development Public Company Limited which was established in June 2012 under Myanmar Companies Act to create an international-scale industrial zone, a river port, located south of Pathein City, Ayeyarwaddy Region.

Ayeyarwaddy River delta, on the Pathein River, Pathein is accessible to large vessels and it is the most important delta port outside of Yangon.
